As one of the largest real estate asset managers in Switzerland, Asset Management at Zürcher Kantonalbank manages real estate assets of over 12 billion francs. The team faces the daily challenge of handling leases in around 450 properties throughout Switzerland.
In 2022, more than 1,800 apartments (+4%) and over 100,000 m² of commercial space (+35%) were re-let or newly leased together with the management partners. This is equivalent to an area of over 14 football pitches. The vacancy rate of the three Swisscanto investment products remained below 5% overall.
A wide range of factors contributed to this success. The market environment with falling vacancies also helped with housing in non-urban areas. The market for commercial space has always been a little more challenging, but has experienced a tailwind following the coronavirus pandemic. Asset Management needs to be able to negotiate and understand tenant needs in order to succeed in commercial leasing. This also includes topics such as expansion, incentives and space flexibility.
